Restoring

Ordinary maintainance

This action type includes reparation, renovation, making building refinishings and all the kinds of work finalized to the integration and to the maintainance of the already existing technical systems. As to the italian law definition, the term "ordinary maintainance" is refered to the renovation or substitution of already existing elements in building finishings, and all the work which goal is maintaining efficiency of the technical systems, using materials similar to that prevously employed.

The main characteristic of the ordinary maintainance is the conservation of the old elements and systems, through its reparation.

The following jobs are classified as ordinary maintainance:

  • partial or fully substitution of pavement, its maintainance and finishing;
  • reparation of secondary services (hydraulic systems, systems for clear and dirty water threatment);
  • covering and repainting of external structures without modification of the already existing objects, ornaments, materials and colors;
  • internal cement covering remaking and painting;
  • repaving without changing original materials;
  • substitution of covering and secondary damaged parts for water threatment, waterproofing remake;
  • balconies, terraces and its pavement reparation;
  • fence reparation;
  • technical systems elements substitution;
  • external window frames and lockage substitution, if this doesn't alter window type.

    Extraordinary Maintainance

    This includes renovation and substitution of structural parts of buildings, building new technical and hygienical services, if this does not alter volumes and surfaces of real estate units and does not change usage destination of the building itself or of its units.

    This action type corresponds to the innovation with respect to the previously existing building structure.

    These are the actions classified ad extraordinary maintainance:

  • external window frames and lockage substitution, changing its material or type;/li>
  • realization of services that doesn't increment of building volume or useful area; building thermal systems, lifts, security stairs and chimney tubes;
  • building and integration of hygienical services if this does not alter building volume or area;
  • building of internal closures or openings without affecting the distribution scheme of real estate units and of the building itself;
  • concretion of the building fundamental or elevational structures;
  • reconstruction of stairs;
  • building of fences, external delimiting walls and gates;
  • Internal walls substitution without changing of real estate unit type;
  • building of elements supporting single structural parts;
  • Any kind of action finalized to energy saving.
  • Building restucturing

    This kind of maintainance includes any action performed in order to significantly transform the entire building or a part of it, having as a result a different building. It includes restoring or substitution of some main elements of the building, elimination, transformation and insertion of new building elements and systems.
    The building restructuring actions are characterized by two fundamental elements: the first one is determined by a certain systematism of the actions, while the second one, the most relevant, regards the goals of the building transformation, which may have as a result a partially or totally different building.

    The final effects of this transformation are so incisive to have effects on some urbanistic parameters, so the transformation itself is classified as "urbanistic transformation", and subjected to hurbanistic concessions and to the payment of concession fees.
    By building restructuring actions, it is possible to increment the useful surface, but not the already existing volumes. The building restructuring includes:

  • Distributive reorganization of buildings and/or estate units, their number and/or dimensions;
  • Construction of hygienic systems, incrementing their surfaces and volumes;
  • Changing the usage of buildings, as to the local laws;
  • Transformation of subordinate parts of building in residential parts;
  • Changes to structural elements, varying their height;
  • Operations performed in order to increment surfaces.
  • Please note that the actions previously listed are normally related or included in different category of actions; for example, in extraordinary maintainance actions are necessary, in order to complete the entire work, painting and refinishing actions, included in ordinary maintainance category. So, it's a good thing to think about these categories as one including the other, in order to determine with precision the work to do and which are the local laws appliable to it.


    Building Restoration

    This category includes actions performed in order to maintain the original building and to make it functional through a set of step-by-step procedures that, with respect to the typological, formal and structural elements of the building, make it usable. This category includes operations as consolidation, restoration and renovation of the main elements of a building, the insertion of accessory elements and of systems required by the usage needs, and the elimination of unusable building elements. The local law describes two main groups of operations similar in contents, but different in finalities and, mainly, in different characteristics of buildings on which these operations are performed.

    The restoration operations consist in restitution of the previous state of a building having a high architectural, historical or artistical value, to the state one intends to maintain. The same kind of operations, through preemptive historical and artistical analysis of the transformations endured by the building over the course of the time, is performed through the maintainance of the original building elements, and with element substitution working with materials and technologies similar to that used during the building construction. The term "conservative healing" is referred to the set of operations finalized to making adequate to the actual usage needs an existing building, under typological, formal, structural and functional aspects.

    These are the operation types that are included in restoration and in "conservative healing":

  • Changing of the single estate units tipology in order to obtain a more functional distribution;
  • Introducing some new vertical and horizontal structures;
  • Restoration of the storical and architectural aspect of a building, also through its parts destruction;
  • Adding some new parts to a building after its construction completion;
  • Making adequate the lofts, with respect to the previous volumes;
  • Opening new windows if this is needed to internal aeration.
